Dear homeowner
I’m Sarah, not heard of me? Well you probably wont have I’m the ‘new kid’ on the block. Well when I say ‘kid’ that might be stretching the imagination somewhat! 🙂
There’s a lot to be said for using an established estate agent. You know what you’re going to get, you have friends and family that have used them before, their services have been tried and tested over several years. You could see them as a safe option.
Do you think you could trust a new agent to do a good job of selling your home? The established agents won’t like it they will warn you off for sure, they would tell you that a new agent is untested, inexperienced and desperate for your business. They might say a new agent will over-value, under-value and under deliver. But then they would, wouldn’t they?
Maybe it’s time for a rethink?
A new agent can be a breath of fresh air. They can bring originality not stuck in a rut or always doing something the same way for centuries, they will promise a client-first attitude rather than a property-first approach.
Being innovative, different and having fun with it that’s what excites your new agent. They will invest in themselves to be cutting edge using different ways to market your property and get you and them the very best price. It’s Sales over Listings. Every time!
A small agent knows they can’t just accept anyone that comes to them as their strategy is about quality not quantity.
Just listing a property on the portals isn’t an option for someone who takes a personal pride in their work. Estate Agency isn’t about promising someone the best price without a plan. Ask your agent how they are going to market your home.
Money can’t buy you enthusiasm and passion. It’s in-built it’s why your agent gets out of bed in the morning, why they work late in the evening and at weekends.
Building a reputation from scratch means that your agent will work that little bit harder to provide you the very best service possible. The thought of a client of mine being upset is a big deal. I have a brand and reputation to build and protect.
Maybe now is the time to rethink?
Next time you see someone new, remember that they have a reputation to build, and want to do that on your success. If they have a small portfolio, remind yourself that they have more time for you, and if you worry about using a small agency with a small team and wonder if they are up to the job, think about how you will feel calling the office and always speaking to someone who knows who you are, without you having to give your address, postcode and inside leg measurement.
