Average property prices in Sandbach have risen by £239 per week over the last 12 months.

I was talking to a landlord in Sandwich last week he stopped me in the street as he recognised me from my blog.  He explained that he has a small number of properties in Crewe, Sandbach and one in Nantwich so he was  really interested in what has happened  over the last 12 months.  He said he thought house prices had risen but he wasn’t really sure.  I thought it would be interesting to share what I found.

I looked at what has happened in the short term just over the last twelve months in Crewe, Nantwich and Sandbach. I’ve broken down CW1 and CW2 rather than average the whole of Crewe as i’m always being asked where in Crewe is the best area to buy so this will give you an insight as to what has happened over the last 12 months in both areas.

First if we look at CW1 the average property values have risen from £125,779 to £131,465 thats a rise of £5,686 or £109 per week.  In CW2  average property values have risen from £169,010 to £176,425  giving a rise of £142 a week.

If we look at Nantwich (CW5)  the average property values are much higher than
Crewe at £244,926 and have risen to £251,457 with a weekly rise of £125 per week.

When I looked at Sandbach the average property value was £227,624 rising to £240,081 in the last 12 months. Thats a whopping rise of £239 per week.

A rise in all three towns average property values suggests that the market is increasing steadily in our area.  This is great news for owners and landlords alike! Maybe not such good news for first time buyers who are looking to get a foot on the ladder.
