Crewe property values are 9.7% higher than a year ago!

I was looking back through my blogs thinking that I haven’t blogged in a while and that I need to get back into it.  It was evident that house prices have increased. You only have to look at what you could get for your money a year ago and what you can get no… its astonishing.

There were some great deals around 12 months ago and I know some of you have already made a good capital growth just working with me over the last 12 – 18 months. 

So lets have a look at what is happening with the figures.  Well Crewe property values rose by 2.62% in the last 3 months and they are 9.7% higher than 12 months ago.  I expect further property prices to increase as we get closer to the HS2 rail link. 

If we look at what has been happening over the long term house prices have risen by 25.41 % over the last 5 years but only 17.33% over the last 10 years. 

Even though we have had a rocky 12 months with lots of changes it doesn’t appear to have put people off buying and selling properties. House prices have still risen by 9.74% and teamed with the yield some of you have seen a 15% return of your money just in one year.

I wanted to dig a little deeper and look at the different types of properties i.e flats, terraced, semi detached and detached houses to see how much they have changed.

Surprisingly flats have increased on average by 9.97% over the last 12 months giving an average of £11,152 in real value. 

Terraced houses have increased the least at 5.51% but that still means properties on average have risen by £5,771 in the year.  Would you complain if your investment increased by £110.98 a week? Lets be honest thats not a bad increase.   Semi detached houses have increased by 7.82% seeing an annual increase of £11,474.   

So how have detached houses performed?  Well they have risen also by 9.97% giving a whopping increase in value of £28,399 over the year. That equates to £546.13 per week!

Now you must bear in mind that the increases are based on average prices and will have risen at different rates in different areas.  As you can see Crewe is a good area for investment and the rental market is strong.

I will look at Nantwich, Sandbach, Winsford and Middlewich over the coming weeks to see just how they have performed.
